An AI maintenance line for property managers

A little less on your line.

Tangerine answers your maintenance line, confirms each caller’s name and unit, and hands your team a transcript, a triage and a work order when one’s needed. Works with your Twilio or Retell number.

Two ways to run it

Your line. Your choice.

The same software either way. Pick the option that fits today.

Self-host

Run it yourself.

Free

Open source under the AGPL-3.0

  • Your data, on your infrastructure.
  • The full source, the same code we host.
  • Bring your own Twilio or Retell number.
  • You’ll need someone who can run a server and Postgres.
  • Commercial licenses are available for uses the AGPL doesn’t fit.

Managed

We host it for you.

$39/month

+ $0.15 per minute of conversation

  • That’s the whole price, up front. Nothing hidden.
  • We run and update Tangerine for you.
  • The same open-source software, so you can leave any time.
  • Your calls, transcripts and work orders stay yours.

No lock-in. Start on one option and move to the other whenever you like. Your data stays yours.

How it works

One call. A clearer picture.

Less time piecing together voicemails. More context for the next step.

  1. A resident calls.

Tangerine answers your Twilio or Retell number and asks for the caller’s name and unit first. It checks them against your records before it mentions anything on file.

  2. The details come together.

One question at a time: what’s wrong and where, how bad it is, since when, how to get in, and whether there are pets. It refers to the property documents you provide.

  3. Your team gets the next step.

A turn-by-turn transcript, a triage with urgency and whose responsibility it is, and a work order when one’s needed, through the API and signed webhooks.

An example call

They explain the problem. You get the picture.

  • Confirms who’s calling before anything else
  • Asks one follow-up question at a time
  • Leaves repair decisions with your team
A call to Maple CourtIllustrative excerpt
Tangerine

“Thanks for calling the maintenance line. May I have your name and unit?”

Resident

“Hi, it’s Dana Ruiz, unit 2B. My kitchen faucet won’t stop dripping.”

Name and unit confirmed

Tangerine

“Thanks, Dana. Is the water staying in the sink, or is any of it reaching the counter or floor?”

Resident

“It’s all going into the sink. The floor is dry.”

Next: since when, access and pets, then the request is logged for your team.

Still your call

Your properties. Your people. Your decisions.

Your policies come first.

Tangerine refers to the documents you supply. When they don’t settle a question, it leaves it for your office instead of making up a policy.

Emergencies are handled first.

It logs emergencies right away. For gas, fire, smoke or carbon monoxide, it tells the caller to leave and call 911 first. Otherwise it transfers to your emergency contact if you’ve set one, or confirms a callback number. It isn’t a replacement for emergency services.

No promises your team didn’t make.

Tangerine never promises a repair time. Your team decides who goes and when.

The license, plainly

Free to run. Open to read.

Tangerine is licensed under the GNU Affero General Public License v3.0 only (AGPL-3.0-only).

Use it for free.

The software costs nothing to run for your own properties, on your own servers, with your own numbers. You still pay your model and phone providers directly.

Share the changes you serve.

If you modify Tangerine and let people use your version over a network, the AGPL asks you to offer them its source. Running an unmodified copy adds no extra obligation.

Need different terms?

Commercial licenses are available for uses the AGPL doesn’t fit, such as building Tangerine into a proprietary product.

Good questions

Let’s keep it simple.

Is Tangerine a person or AI?

Tangerine is an AI voice assistant built for maintenance calls. It asks residents about the issue, captures the details and can create a work order. Your team still reviews requests and arranges repairs.

Which phone providers does it work with?

Retell-managed numbers or your own Twilio number through ConversationRelay, or both side by side. A Retell-only setup doesn’t need a Twilio account.

How does it know who’s calling?

It asks for the caller’s name and unit and checks them against the residents you’ve set up. Caller ID alone doesn’t identify anyone, so nothing on file is shared until the caller is confirmed.

Will it work with our property management software?

Calls, transcripts, triage and work orders are available through an HTTP API, with signed webhooks for completed calls, triage and work orders. Built-in property management integrations are coming.

Can we switch between self-hosting and managed?

Yes. Both run the same open-source software, so you can start on either one and move to the other. Your data stays yours.

Do residents need to download anything?

No. Residents call the maintenance number connected to Tangerine. There’s no app, account or portal to learn. Calls are in English for now.

What do we need to get started?

A Twilio or Retell number, your properties, units and residents, the policies you want Tangerine to refer to, and an emergency contact. Set it up and test it before residents call.

A little more room to breathe

Good for your residents. A little easier on you.
